What Is a Buy Box in Real Estate Investing

A buy box is the written rule set that says what you buy and what you pass on. It is the shortest useful description of your strategy, and it is the first thing an acquisition company asks for, because it decides which properties are worth sending you at all. An investor who can state a buy box in a few sentences gets matched quickly. An investor who cannot gets sent everything, which is the same as getting sent nothing.

What goes in a buy box

A working buy box answers four questions without anyone having to ask a follow up.

  • Where. The counties or cities you buy in, and the ones you will not.
  • What. The property types you take, single family, small multifamily, and so on.
  • Condition. How much work you are willing to take on, from cosmetic through full gut.
  • Numbers. The relationship between purchase price, repair cost and after repair value that has to hold before you say yes.
